Who shows up at your house

    Hi, I'm Evelio.

I'm a U.S. military veteran and a Florida-licensed home inspector, and I live right here in Homestead. When you call, you get me. When the inspection happens, it's me on your roof and in your attic, not a subcontractor.

Most people call me after a letter from their insurance company, with a deadline and a premium on the line. Others are buying a home and don't want surprises after closing. Either way, you want someone who picks up the phone, shows up on time and tells you the truth about the house. That's how I run this business, in English o en español.

    Questions

    Straight answers

How much is a wind mitigation inspection in Homestead?

It depends on the home and which reports your insurance wants. Text or call (786) 566-8836 with your address and I'll give you a quote right away. If you need a wind mit, 4-point and roof certification, I do all three in one visit.

Does my home need a 4-point inspection?

Citizens Property Insurance requires a 4-point on new policies for homes more than 20 years old, dated within the last 12 months. Many private insurers ask at 25 to 30 years. If your home was built in the Hurricane Andrew rebuild (1993–1996), it has crossed that line.

How long is a wind mitigation report good for?

Insurers generally accept it for 5 years, as long as nothing on the house has changed. Since April 1, 2026, new inspections must use the updated form, OIR-B1-1802 Rev. 04/26. Citizens still accepts an older form done in the 5 years before that date if nothing on the house has changed. Other insurers set their own rules.

My roof is over 15 years old. Will my insurance drop me?

Florida law says an insurer can't refuse to write or renew a policy just because a roof is 15 years or older if an inspection shows it has at least 5 years of useful life left. A roof certification documents that.

What is an 11th-month warranty inspection?

Most new homes come with a 1-year builder warranty. Around month 11, I inspect the home top to bottom and give you a written list of defects to send the builder while they're still required to fix them.

Can I get a free wind mitigation through My Safe Florida Home?

Often, yes. The state program offers free wind mitigation inspections for owner-occupied, homesteaded single-family homes. Funding can run out, so check mysafeflhome.com. If you need the report for a policy deadline, call or text and you'll usually have it within the week.
